Roof Restoration Caloundra & Kawana

From the 1950s beach houses of Kings Beach and Moffat to the canal homes of Pelican Waters and the brand-new streets of Baringa and Nirimba, the south of the coast has every kind of roof, and most of them are copping salt.

Local knowledge

Roofs in Caloundra & Kawana

Caloundra boomed from the 1950s and Golden Beach and Kawana filled in through the 1960s to 80s, so a large share of the roofs down here are concrete tiles that are 30 to 50 years old and have never been restored. Sitting within a kilometre of the surf puts most of them in the C4 or C5 corrosivity zones under AS 4312, where valley irons, fixings and gutters rust years before they would inland. Add the salt-crusted, chalky fade on the tile surface and the mortar cracking under the ridge caps and you have the typical Caloundra restoration.

West of the Bruce Highway is a different picture. Aura, at Baringa, Nirimba and Bells Creek, is the largest master-planned community in Australia and its roofs are mostly new; the work there is repairs, gutter and fascia painting and the occasional colour change on an estate home. Little Mountain, Meridan Plains and Caloundra West sit in between, with 1990s and 2000s tile roofs now due for their first coat. We quote every roof from satellite imagery first and confirm on site, and the whole region is inside our normal run.

Questions

Roof restoration in Caloundra & Kawana: common questions

Do you cover all of Caloundra & Kawana?

Yes. We work across the whole of Caloundra & Kawana, from Caloundra to Palmview, and every suburb above has its own page with local detail. If yours is missing, send the address anyway; we cover the whole Sunshine Coast and Noosa Shire.

How much does a roof restoration cost in Caloundra?

A published Sunshine Coast guide puts a tiled roof restoration at $3,875 to $10,650 (typical $6,300) and a metal roof at $2,900 to $5,800. Salt-front roofs sometimes need more metal replaced and hinterland roofs more cleaning, which we see on the satellite measure and confirm on site. Guide only; your quote is fixed after inspection.

How quickly can you quote?

Usually within a business day for the satellite estimate, then a site inspection within the week. Leaks and storm damage are prioritised. Send photos and the address to 0434 142 995 and we can often give a rough figure the same day.

Do you need building approval for restoration work here?

No. Restoration, repairs and painting are maintenance to an existing building, exempt under Schedule 1 of the Queensland Building Regulation 2021. Re-roofing more than 20 per cent of a roof needs approval, and body corporate townhouses may need the committee's sign-off on colour.
