Local knowledge

Roofs in Mountain Creek: what we see and what we do

Mountain Creek was established in 1986 and has grown into one of the biggest family suburbs on the coast with 11,950 residents. The first estates near Karawatha Drive are 1980s and 90s brick homes with concrete tiles, now near 40 years old and well faded. Later stages added flat-profile tiles through the 2000s, and Brightwater on the southern side brought Colorbond and new tile roofs from the 2010s.

The suburb sits two to four kilometres from the surf in the C3 coastal band of AS 4312, so salt is slower here than at Mooloolaba but still present on the breeze. UV and rain do most of the damage, and the many low-pitched, multi-hipped roofs collect moss along the laps and crack along the ridges. Seaspray Restos pressure cleans, re-beds and re-points, replaces broken tiles and applies primer plus two coats of membrane.

Things to watch on Mountain Creek roofs

  • Faded, chalky concrete tiles on the original 1980s and 90s streets
  • Cracked ridge and hip pointing on multi-angled roofs
  • Moss along the laps of low-pitched flat-profile tiles

Questions

Roof restoration in Mountain Creek: common questions

What is the average roof restoration cost for a Mountain Creek home?

Guide only: Sunshine Coast cost guides put tile roof restoration at $3,875 to $10,650, with a typical job around $6,300. A 1990s four-bedroom hip roof usually lands mid-range; homes with a lot of ridge length sit higher. We estimate from satellite imagery, inspect on site and confirm the figure in writing.

Does a Mountain Creek roof need the coastal coating system?

We use one system across the coast: primer plus two coats of Industrial Roof Coatings membrane, because UV and rain are the main damage everywhere and salt is a bonus problem near the beach. Manufacturer warranty tiers are 10, 15 and 20 years through approved applicators, and our 10-year workmanship warranty (terms apply) covers the work.

Can you restore a Mountain Creek roof that has a rainwater tank connected?

Yes. We disconnect the downpipes from the tank before cleaning and coating, and reconnect once the roof has been washed by rain. enHealth advises not collecting from the first two or three rain events after painting and using a first-flush diverter. Roof Protect is a low-VOC water-based membrane the manufacturer describes as rainwater-safe after that first wash.
