Roofs in Caloundra: what we see and what we do
Caloundra is the oldest beach town on the coast and its roofs show it. Housing runs from 1950s fibro and weatherboard cottages around Bulcock Street to 1970s brick-and-tile homes on the hill and newer unit blocks near Bulcock Beach. Caloundra boomed from the 1950s, so many tile roofs here are now 40 to 60 years old with tired coatings, cracked ridge mortar and rusted valley irons. Terracotta holds its colour better than concrete, but the pointing still fails.
The town centre faces Pumicestone Passage rather than open surf, so most streets sit in the C4 near-coastal band of the AS 4312 corrosivity guide, with C5 conditions starting on the Kings Beach side. Salt air, summer storms and hard UV work on every roof. Seaspray Restos pressure cleans, re-beds and re-points ridges, replaces broken tiles and finishes with primer and two membrane coats, backed by a 10-year warranty (terms apply).
Things to watch on Caloundra roofs
- Salt-pitted valley irons and gutter joints on homes near the passage
- Cracked and drummy ridge bedding on 1960s and 70s tile roofs
- Chalky concrete tiles that leave colour on your hand
