Roof Leak Repairs on the Sunshine Coast
Sunshine Coast roofs cop a lot of water. The airport gauge records a mean of 217 mm in February alone, and summer storms drive rain sideways under caps and flashings that shed a straight downpour without trouble. The usual causes of a tiled roof leak are cracked or missing pointing along the ridge, a broken or slipped tile, a valley iron rusted through, a flashing that has pulled away from a wall or chimney, a blocked gutter backing water up under the bottom row, perished sarking, and penetrations for vents, skylights and solar cables that were never sealed properly.
Finding the entry point is most of the job. Water runs along sarking, battens and rafters before it drops, so the stain on the ceiling can be metres from the hole. We start in the roof space with a torch, follow the water marks uphill, then go onto the roof and check that section tile by tile. On the coast we pay particular attention to valleys and metal flashings, because salt corrosivity is rated C4 or C5 within a kilometre of the surf and steel there rusts through years earlier than it would inland.
Storm leaks are triaged. If water is coming in now, we make it safe first, with a tarp if needed, then come back for the permanent fix once the roof is dry. Every repair is photographed before and after and itemised so an insurance claim has what it needs. Where a leak is one symptom of a roof that has failed all over, we say so and quote a restoration rather than charging you for a repair that will not hold. Work is done by our own crew, QBCC licensed (lic. 15424815), with edge protection as Workplace Health and Safety Queensland requires.

Pointing and ridge repairs
Cracked or missing pointing replaced with flexible pointing; caps re-bedded where the mortar has washed out. See re-bedding and re-pointing.

Cracked, holed or displaced tiles replaced with a matching profile. See tiled roofing.
Valley and flashing repairs
Rusted valley irons cut out and replaced; wall, chimney and apron flashings re-seated and sealed.
Penetrations and skylights
Vent pipes, whirlybirds, skylights and solar conduit entries resealed with the right flashing, not a blob of silicone.
Gutters and sarking
Blocked gutters cleared so water stops backing up under the eaves; perished sarking renewed under the affected section.

- A brown stain or bubbling paint on the ceiling that grows after rain
- Dripping from a downlight or ceiling fan during a storm
- A musty smell in one room, or mould on a ceiling corner
- Water marks on the rafters or wet insulation in the roof space
- Daylight visible through the roof from inside
- Rust streaks below a valley or around a chimney
