What we do
Tiled Roofing & Re-Tiling on the Sunshine Coast
Tiled roofs are the majority of what sits over Sunshine Coast homes and, looked after, they outlast most other parts of the house. A published guide puts the body of a concrete tile at 30 to 50-plus years and terracotta at 50 to 100-plus. What fails earlier is the surface, the pointing, the sarking and the battens. Sometimes the answer is restoration. Sometimes a slope has too many brittle tiles, the battens have rotted, or a previous owner used three different profiles, and the answer is to re-tile.
We lay tiles to AS 2050:2018: new battens where needed, sarking, mechanically fixed tiles at the required spacing for Region B winds, and bedded and pointed ridges. Re-roofing more than 20 per cent of a roof needs a building approval under the Queensland Building Regulation, which we tell you about up front. Re-tiling is also the time to add sarking for a cooler, quieter house and to sort out any roof-to-wall flashings that have never been right.
What's included
Partial re-tiles
One failed slope or section re-tiled to match the rest of the roof, with matching or near-matching tiles.
Full re-tiles
Old tiles stripped, battens and sarking renewed, new concrete or terracotta tiles laid and pointed.
Tile replacement
Broken, cracked and slipped tiles replaced individually, including discontinued profiles from stock.
Battens and sarking
Rotten battens replaced and sarking installed or renewed under the new tiles.
Ridges, hips and valleys
New caps bedded and pointed with flexible pointing; new valley irons and flashings.
Building approval guidance
We tell you whether the job needs approval and what the QBCC home warranty premium covers.
When a roof needs re-tiling rather than restoring
- Tiles crack or crumble when walked on
- Large numbers of tiles are broken, delaminating or spalling
- The battens are rotten or the sarking has perished
- Several different tile profiles have been mixed in over the years
- A slope has been patched so often the pattern no longer sheds water
- You want a different tile colour or profile that coating cannot give
