Roof Cleaning & Pressure Washing on the Sunshine Coast

A Sunshine Coast roof gets dirty faster than most. Sea air leaves salt on the ocean-facing slopes, humidity feeds moss and lichen on the shaded side, and the coast's rainfall, a mean of about 1,490 mm a year at Sunshine Coast Airport, keeps it all growing. Lichen is not just ugly. Its roots hold moisture against the tile and its acids eat into the colour coating, so a roof left black for years fades faster and sheds more grit into the gutters. A published Sunshine Coast guide suggests cleaning every 24 to 36 months, and more often near the beach.

We use two methods and pick the one the roof needs. High-pressure cleaning strips moss, lichen, salt and loose surface coating from concrete and terracotta tiles and is the standard first step of every restoration. Soft washing uses a low-pressure application of cleaning solution and a rinse, which suits painted metal, older terracotta glaze and any roof where blasting would lift more than dirt. In both cases we clear the gutters and downpipes of what comes off, and we work with edge protection and harnesses as the job requires.

One roof we will not pressure clean: asbestos cement. Fibro roofs were common on Queensland homes built before the late 1980s, and pressure washing one releases fibres into the air and the yard. It is illegal in Queensland, with fines of up to $10,000. If you are not sure what your roof is made of, send us a photo before you book anyone. Cleaning is also the point where we see cracked tiles and failed pointing up close, so you get a plain report of anything worth fixing while the roof is bare.

Concrete and terracotta tiles pressure cleaned to bare surface, working from ridge to gutter so nothing is driven under the tiles.

Soft wash for delicate surfaces

Low-pressure cleaning solution and rinse for painted metal, glazed terracotta and roofs that cannot take high pressure.

Moss, lichen and mould treatment

Growth killed and removed rather than blasted flat, so it does not come straight back on the shaded slopes.

Salt and grime removal

Ocean-facing slopes washed of the salt crust that speeds up fading and corrodes valleys and fixings.

Gutters and downpipes cleared

Everything that comes off the roof is cleared from the gutters and flushed through the downpipes before we leave.

Condition report

Cracked tiles, loose caps and rusted valleys noted while the roof is clean, with a quote for repairs or a restoration if you want one.

Black or green streaks running down the slopes, worst on the south side
Moss cushions in the tile joins or along the ridge
A white salt haze on the roof facing the beach

Roof Cleaning & Pressure Washing: common questions

Will pressure cleaning damage my tiles?

Not sound concrete or terracotta tiles, cleaned at the right pressure and angle. It will lift coating that has already failed, which is the point before a restoration. On glazed terracotta, painted metal or tiles that are already spalling we soft wash instead. We look at the roof before choosing the method.

How often should a roof be cleaned on the Sunshine Coast?

A published Sunshine Coast guide suggests every 24 to 36 months, and more often within a few streets of the beach where salt builds up, or under trees where lichen takes hold. A restored roof with a membrane coating sheds dirt better and usually goes longer between washes.

Do you clean asbestos or fibro roofs?

No. Pressure cleaning an asbestos cement roof is illegal in Queensland and carries fines of up to $10,000, because it releases fibres. If your home was built before the late 1980s and the roof is a grey corrugated sheet, send us a photo and we will tell you what you have and who to talk to.

Is a clean enough, or does the roof need restoring?

If the tiles are sound and the colour is still there under the dirt, a clean is all you need. If the clean reveals bare grey concrete, cracked pointing and broken tiles, the coating has already gone and a restoration is the fix. We tell you which once the roof is clean, with no pressure either way.
