Metal Roof Restoration on the Sunshine Coast

Metal roofs on the Sunshine Coast fail at the surface long before the sheets are done. Sun bleaches the Colorbond colour and chalks the coating, and salt does the rest. Under AS 4312, roofs within 200 metres of a surf beach sit in corrosivity zone C5, C4 out to a kilometre and C3 beyond that, which is most of the coast from Caloundra to Noosa. In those zones rust starts where the coating is thinnest: cut edges, sheet laps, screw heads and anywhere a rubber washer has perished. Left alone it works through the sheet and you are into a re-roof.

Restoration catches it earlier. We pressure clean the roof to remove salt, chalk and lichen, then treat every rusted area with a rust converter and cut out any sheet that is beyond saving. Perished or rusted screws are replaced with new Class 4 fasteners and washers, laps and flashings are sealed, and the whole roof gets a metal primer followed by two coats of Industrial Roof Coatings Roof Protect, which carries a 15-year manufacturer warranty when applied by an approved applicator. Colour is your choice, including heat-reflective finishes for a hot west-facing roof.

Not every metal roof is a candidate. Sheets rusted through, roofs with a pitch too low for the profile, or old sheeting that has gone brittle need replacing, and a published Sunshine Coast guide puts a Colorbond re-roof at $78 to $175 per square metre against $2,900 to $5,800 for a restoration. Metal primer and two membrane coats

An etch or metal primer then two coats of membrane by airless spray, in the full colour range or a heat-reflective finish.

Metal Roof Restoration: common questions

Can a rusty metal roof be restored?

If the rust is on the surface, yes. It is treated with a rust converter, primed and sealed under the membrane, and the new fasteners stop it starting again at the screw holes. If a screwdriver goes through the sheet, that sheet is replaced. A roof with holes across most of it is a re-roof, and we say so.

Can you change the colour of my Colorbond roof?

Yes. The membrane goes on in any colour in the Industrial Roof Coatings range, with matches to most Colorbond colours, so a faded terracotta-red roof can come back as Monument or Surfmist. Heat-reflective finishes are available for the same price bracket if the roof faces west.

How long does a metal roof restoration last?

Roof Protect carries a 15-year manufacturer warranty on metal when applied by an approved applicator, and our workmanship is covered by a 10-year warranty (terms apply). Roofs within a few hundred metres of the surf benefit from a wash every couple of years to keep salt off the coating.

Do you restore roofs in the C5 zone right on the beach?

Yes, and they are the roofs that need it most. Under AS 4312 the first 200 metres from a surf beach is the harshest corrosivity zone, so we spend more time on cut edges, laps and fasteners and specify fasteners rated for coastal use. We tell you up front if a roof is too far gone.
