Roofs in Peregian Springs: what we see and what we do
Peregian Springs is a master-planned golf-course estate built through the 2000s and 2010s on the hills behind Peregian Beach and Coolum, home to 9,532 people at the 2021 Census. Housing is uniform and recent: single and two-storey rendered homes with flat-profile concrete tiles on the earlier stages and Colorbond on the later ones, often with low pitches and long, straight ridge lines. The first tile roofs are now 20 years old and starting to chalk.
The estate sits two to three kilometres from the surf in the C3 coastal band under AS 4312, high enough to catch the sea breeze but far enough for salt to be a slow problem. UV, hail and heavy rain on low-pitched tiles are the main wear. Seaspray Restos re-points ridges, repairs storm damage, and restores the earlier tile roofs with a pressure clean and primer plus two membrane coats, including a heat-reflective option for the exposed hilltop homes.
Things to watch on Peregian Springs roofs
- Early chalking and fading on 2000s flat-profile tiles
- Hail-cracked tiles from the 2025 storm season
- Cracked pointing on long ridge runs of two-storey homes
