Roofs in Mount Coolum: what we see and what we do
Mount Coolum spreads between the 208-metre dome of the mountain and the beach, with the old resort and golf course in the middle. The housing is mostly 1980s to 2000s brick and rendered homes with concrete or flat-profile tile roofs, plus Colorbond on newer builds and rebuilds. Streets on the ocean side sit right behind the dunes; the western streets climb toward the national park with tree cover and shade.
The beachfront streets are C5 surf-front under AS 4312 and the rest of the suburb is C4 near-coastal within a kilometre of the surf. Salt corrodes valleys and gutters on the east side, while moss takes hold on the shaded western roofs under the mountain.
