Local knowledge

Roofs in Mudjimba: what we see and what we do

Mudjimba is a small beach village on the North Shore, facing Mudjimba Island across the water and backed by the airport and river flats. Most homes were built in the 1970s to 90s: single-storey brick with concrete tile roofs on the grid of streets behind the dunes, with a growing number of Colorbond rebuilds along the beachfront. The original tiles have lost their coating and the ridge mortar is cracked on most of them.

With the surf a few hundred metres from every street, Mudjimba is C5 surf-front under AS 4312, the harshest band, and the sea breeze arrives unbroken across the open dunes. Valleys, gutters and fixings rust well ahead of the tiles. The March 2025 cyclone winds lifted loose ridge caps across the North Shore. Seaspray Restos replaces corroded metal, re-points and seals tile roofs with primer and two membrane coats.

Questions

Roof restoration in Mudjimba: common questions

What is a realistic budget for restoring a beach house roof in Mudjimba?

Guide only: Sunshine Coast cost guides list tile roof restoration at $3,875 to $10,650, typically about $6,300. Surf-front roofs usually sit above the typical figure because rusted valleys, flashings and gutter sections need replacing. We give a satellite estimate first, then inspect on site and confirm the price in writing.

How do you deal with rusted metal on a surf-front roof in Mudjimba?

We replace it rather than paint over it. Tiles are lifted along the valleys, new valley irons and flashings are fitted, and rusted gutter sections are replaced. Only then is the roof cleaned, re-pointed and sealed with primer plus two membrane coats, with 10, 15 or 20-year manufacturer warranty tiers through approved applicators.

Should I restore my Mudjimba roof before or after the storm season?

Before, if you can. Spring and early summer give dry days for cleaning and curing the coats, and a re-pointed, sealed roof is in the best shape when the summer storms and cyclone season arrive. We can schedule around the forecast and will not spray in rain or strong wind. Autumn is the next best window.
