Roofs in Coolum Beach: what we see and what we do
Coolum Beach is Seaspray Restos' home ground, a surf town of 9,152 people between Point Perry and the Coolum hillside. The flat streets behind the esplanade have 1960s to 80s beach houses with concrete and terracotta tiles, the unit blocks along David Low Way carry flat-profile tiles, and the hillside streets mix 1970s tile roofs with Colorbond rebuilds built for the view. Many roofs have never had more than a wash.
The esplanade and Point Perry are C5 surf-front under AS 4312, and the hillside is C4 with the salt wind hitting it at height. Add the 1,490 mm of annual rain and the summer hail cells, and Coolum roofs age fast.
