Roofs in Moffat Beach: what we see and what we do
Moffat Beach has kept more of its original beach-house stock than most of the coast. Along Seaview Terrace and the streets behind the headland you find 1960s and 70s cottages, many renovated with Colorbond extensions but still carrying their original concrete or terracotta tile roofs. Tooway Creek runs along the northern edge. The tile coating on these older roofs fades under Australian UV over 15 to 25 years, so most are well overdue.
The headland faces straight into the south-easterly swell, so everything on the seaward side is C5 surf-front under AS 4312 and the streets behind drop to C4 within a kilometre. Salt gets into porous tiles and eats gutter seams.
