Roofs in Noosa
Noosa Shire capped its population and banned high-rise decades ago, so the housing is low-rise and much of it is 30 to 40 years old: Noosa Waters canal homes from the 1980s, tile roofs on the Noosaville flats, and beach houses on the hill at Sunshine Beach and Sunrise Beach that sit inside the C5 salt zone within 200 metres of the surf. Salt attacks metal valleys, fixings and gutters first, and the sun does the rest to the tile colour. Tewantin and the river side of Noosaville are a step back from the surf but still near-coastal; Doonan and Cooroibah are acreage with tree shade and moss.
Noosa also has more body corporate townhouses than most of the coast. On a Building Format Plan the body corporate owns the roof; on a Standard Format Plan the lot owner does, and most townhouse estates are the latter. We deal with committees and managers regularly and quote so the whole complex can be done to one colour and one standard.
