What we do

Roof Restoration on the Sunshine Coast

Most Sunshine Coast roofs are concrete tiles laid between the 1970s and the early 2000s. Concrete tiles are coloured by a surface coating that fades under Australian UV over 15 to 25 years, the mortar under the ridge caps cracks, moss and lichen take hold on the shaded side, and the odd tile breaks. The tiles themselves are usually fine for decades yet. Restoration fixes everything that has failed and seals the roof so it stops leaking, stops shedding sand into the gutters and looks like a new roof from the street.

Our restoration is a fixed sequence, not a paint job. High-pressure clean to bare tile. Replace every cracked or broken tile. Re-bed the ridge and hip caps where the mortar has failed and re-point all of them with flexible pointing to AS 2050. Seal the valleys and flashings. Then a primer and two coats of Industrial Roof Coatings membrane, an Australian-made system with manufacturer warranties of 10, 15 or 20 years depending on the product. Every job is quoted first from satellite imagery, then confirmed on a site visit, and carries our 10-year warranty (terms apply).

We restore roofs across the whole coast: Caloundra and Kawana, Maroochydore, Buderim and Coolum, Noosa and the hinterland. Salt-front roofs at Kings Beach and Buddina get more attention to metal valleys and fixings; hinterland roofs at Maleny and Montville get more time on moss and lichen.

What's included

Roof inspection and satellite quote

We measure the roof from satellite imagery and quote from that, then confirm every detail on site before anything starts. No surprises on the invoice.

High-pressure clean

The whole roof is pressure cleaned back to bare tile so the primer bonds to the tile, not to dirt and lichen. Gutters cleared as part of it.

Broken tile replacement

Every cracked, chipped or slipped tile is replaced with a matching profile before coating.

Ridge re-bedding and re-pointing

Loose caps are re-bedded on new mortar and every ridge and hip is re-pointed with flexible pointing that moves with the roof instead of cracking.

Valleys, flashings and penetrations sealed

Valley irons cleaned and sealed, lead and metal flashings checked, vents and skylights resealed.

Primer and two membrane coats

An Industrial Roof Coatings primer then two coats of membrane, sprayed for an even film. Standard, heat-reflective and gloss finishes in the full colour range.

Signs your roof is ready for restoration

  • Tiles have faded to a patchy, chalky colour and the roof looks tired from the street
  • Moss, lichen or black streaks, especially on the south side
  • Cracked or missing mortar under the ridge and hip caps
  • Sand and grit from the tile surface washing into the gutters
  • Small leaks after heavy rain, or damp patches on ceilings
  • You are selling, or the roof is 15 to 25 years old and has never been done

Questions

Roof Restoration: common questions

How long does a roof restoration last?

The membrane systems we use carry manufacturer warranties of 10, 15 or 20 years depending on the product, and Canstar puts the life of a restoration at approximately 15 to 20 years. Our own workmanship warranty is 10 years (terms apply). Salt-front roofs and shaded hinterland roofs sit at the lower end unless they are washed every few years.

How much does a roof restoration cost on the Sunshine Coast?

A published Sunshine Coast guide puts a tiled roof restoration between $3,875 and $10,650, with $6,300 typical for a single-storey home. Size, pitch, how much ridge needs re-bedding and whether solar panels have to come off are what move the price. We quote from satellite imagery first, so you get a real figure before we visit.

Is restoration worth it, or should I just replace the roof?

If the tiles are sound, restoration is the better spend: the same guide puts a single-storey re-roof at $9,700 to $24,250, two to three times a restoration. Re-roofing makes sense when tiles are brittle and breaking underfoot, the battens are rotten, or you want to change to metal. We tell you which on the inspection.

Do I need council approval for a roof restoration?

No. Restoration, repairs and painting are maintenance to an existing building, which is exempt under Schedule 1 of the Queensland Building Regulation 2021. Approval is needed if you re-roof more than 20 per cent of the roof. Body corporate townhouses may need the committee's sign-off on colour.

How long does the job take?

Most single-storey homes take three to five working days depending on weather: one day cleaning, one to two days repairs and re-pointing, then priming and two coats. Canstar quotes three to ten working days across all sizes. We do not coat in rain or heavy dew, so a wet week can stretch it.

What about my rainwater tank?

Disconnect the tank before we start. The coating is water-based and low-VOC, and the manufacturer says collection is safe after the first wash or rainfall, but enHealth advises not collecting the first two to three rain events after painting. We remind you when it is safe to reconnect.
