Local knowledge

Roofs in Little Mountain: what we see and what we do

Little Mountain rises west of Caloundra along Caloundra Road, and most of its housing went up through the 1990s and 2000s. Brick homes with concrete tile roofs dominate the estate streets, while the larger bushland blocks on the slopes have a mix of terracotta, flat-profile tile and Colorbond. The 1990s tiles are now 25 to 30 years old, and their colour coating has mostly gone, leaving porous concrete that soaks up rain.

At three to five kilometres from the beach, the suburb sits in the C3 coastal band of AS 4312, so rust is slower but the sun is not. Roofs high on the ridge get full UV all day, and the tree cover on bush blocks shades the south side enough to grow moss and lichen. Seaspray Restos pressure cleans, re-bed and re-points, replaces cracked tiles and applies primer plus two coats of Industrial Roof Coatings membrane.

Things to watch on Little Mountain roofs

  • Faded colour on original tiles from the 1990s build-out
  • Moss and lichen on tree-shaded roofs on bushland blocks
  • Cracked ridge bedding on multi-hipped estate roofs

Questions

Roof restoration in Little Mountain: common questions

How much is a roof restoration on a 1990s home in Little Mountain?

Guide only: Sunshine Coast cost guides list tile roof restoration between $3,875 and $10,650, with a typical job around $6,300. Larger acreage roofs and homes with lots of hips and valleys sit higher. We start with an estimate from satellite imagery, then inspect on site and confirm the price in writing.

Will lichen come back on my Little Mountain roof after restoration?

Much more slowly. Lichen and moss feed on the porous, weathered surface of old concrete tiles. Once the roof is pressure cleaned and sealed with primer and two membrane coats, spores have little to hold on to. Roofs under heavy tree cover still benefit from a gentle soft wash every few years to keep them clean.

Can you clean and coat the gutters and fascia while doing my Little Mountain roof?

Yes. Gutter and fascia painting is a separate service we often combine with a roof restoration, because the scaffolding, cleaning and colour matching are already in place. Guide only: published figures put gutter and fascia painting at $400 to $900 for a typical home. Rusted-through gutters are replaced rather than painted.
