Roof Restoration Cost on the Sunshine Coast (2026 Guide)

What a roof restoration costs on the Sunshine Coast in 2026: published guide ranges for tile and metal roofs, ridge work, repairs and re-roofing.

In short
  • Published Sunshine Coast guides put a full tile restoration at about $6,300, in a range of $3,875 to $10,650.
  • Metal roof restorations and painting-only jobs sit lower; re-roofing sits well above.
  • Size, pitch, access, tile condition and solar panels move the price most.
  • We estimate from satellite imagery first, then confirm on site before any work starts.

What a full roof restoration costs in 2026

The most useful Sunshine Coast figures come from the whatsthedamage roofing cost guide, updated in September 2026. It puts a full tile roof restoration at $3,875 on the low end, $6,300 as typical and $10,650 on the high end. A metal roof restoration runs $2,900, $4,075 and $5,800 across the same three bands. The guide also notes roofing costs on the coast rose 5.2% over the past year.

National figures line up. Canstar lists a full tiled restoration at $4,500 to $11,000, or $28 to $38 per square metre for small roofs, $22 to $28 for medium roofs and $17 to $22 for large ones. Bigger roofs cost more in total but less per square metre because the set-up is shared across more area.

JobLowTypicalHigh
Tile roof restoration$3,875$6,300$10,650
Metal roof restoration$2,900$4,075$5,800
Roof painting (single storey)$2,425$3,875$5,800
Ridge capping repair$390$730$1,175
Minor leak repair$240$485$775

Treat every figure here as a guide, not a quote. The only price that matters is the one written for your roof after we have looked at it. Our roof restoration cost calculator gives you a starting range in a minute.

What moves the price up or down

Two houses on the same street can land at opposite ends of the range. The things that shift a roof restoration quote most are:

  • Roof area. More square metres means more cleaning, more coating and more time.
  • Pitch and height. Steep or two-storey roofs need edge protection. Workplace Health and Safety Queensland requires fall prevention where the fall is 3 m or more or the slope is over 26 degrees, and that gear costs money to hire and set.
  • Tile condition. A roof with a handful of cracked tiles is cheap to fix. One with dozens, plus rotten battens, is not.
  • Ridge work. Cracked bedding on every ridge and hip is a bigger job than touching up a few metres of pointing.
  • Solar panels. Panels have to come off and go back on. Canstar puts removal and reinstall at $700 to $2,000.
  • Coating system. Industrial Roof Coatings offers 10, 15 and 20-year warranty tiers, and the 20-year system costs more because it uses a different primer and more product.

Access matters too. A roof we can reach from a driveway in Buderim is quicker to set up than a tight block at Kings Beach with units on both sides.

Smaller jobs: repairs, ridges, cleaning and painting

Not every roof needs the full treatment. The same Sunshine Coast guide lists ridge capping repair at $390, $730 and $1,175 across low, typical and high; a tile replacement job at $290, $580 and $970; a minor leak repair at $240, $485 and $775; and a roof inspection at $195, $340 and $485. Roof painting on a single-storey home, where the roof only needs a clean and a coat, runs $2,425, $3,875 and $5,800.

For ridge work priced by the metre, Rite Price Roofing quotes $40 to $80 per metre for re-bedding and re-pointing, with a typical house at $1,500 to $4,500. That is the work covered on our ridge capping and re-pointing page.

Cleaning on its own is cheaper again. Cobbas puts Sunshine Coast pressure cleaning at $2.50 to $3.50 per square metre, or $450 to $950 for a house, and soft washing at $3.50 to $6 per square metre. Read more on our roof cleaning page. If you only need a few tiles swapped or a valley fixed, see roof repairs.

Restoration versus a new roof

The gap between restoring and replacing is wide. The whatsthedamage guide puts a single-storey re-roof at $9,700 to $24,250, with $15,500 typical. Per square metre, a Colorbond re-roof is listed at $78, $115 and $175 and a tile re-roof at $97, $145 and $215. Against a typical restoration of $6,300, a new roof is more than double.

That only makes sense when the roof body has failed: rusted-through sheets, widespread broken tiles, rotten battens or sagging framing. A restoration keeps the tiles or sheets you have, replaces the ones that are broken, re-beds and re-points the ridges, then seals the lot under a membrane. Canstar says a restoration lasts approximately 15 to 20 years, so most homeowners get a long run before the question comes up again.

We walk through the decision in detail in Roof Restoration vs Re-Roofing. If the roof does need replacing, our tiled roofing team handles re-tiling and new tiled roofs.

What should be included in the price

A restoration quote should spell out every stage. Ours covers the pressure clean, tile replacements, re-bedding and re-pointing, valley and flashing repairs, then a primer and two coats of membrane. We use Industrial Roof Coatings membranes, which are Australian made. Their Roof Refresh system carries a 10-year manufacturer warranty, Roof Protect carries 15 years and the 20 Year Roof Protect system covers concrete tiles for 20 years. Every tier needs an approved applicator, so ask who is doing the work.

Licensing is part of the price. In Queensland, any roofing job over $3,300 including materials, labour and GST must be done by a QBCC licensee, and the contractor pays a premium to the Queensland Home Warranty Scheme before starting. That cover runs up to $200,000 for 6 years and 6 months. Seaspray Restos is QBCC licensed (lic. 15424815) and every job carries our 10-year warranty (terms apply).

How we quote a Sunshine Coast roof

We start with satellite imagery. From that we measure the roof area, count the ridges and hips and note the pitch, then send a written estimate. If the numbers work for you, we book a site inspection to check tile condition, bedding, valleys and flashings up close. The final quote comes after that visit, and the price does not move unless we find something we could not see from above and agree it with you first.

Coastal roofs get a closer look. Homes near the surf at Mooloolaba, Coolum Beach and Noosa Heads tend to have more rusted valley irons and gutter joints than homes up the range in Maleny, and that shows up in the repair line. We cover the whole coast, from the Caloundra region through Maroochydore to Noosa and the hinterland.

Questions

Roof restoration cost questions

How much does a roof restoration cost on the Sunshine Coast?

Published guides put a full tile roof restoration at $3,875 to $10,650, with $6,300 typical, and a metal roof restoration at $2,900 to $5,800. These are guide ranges only. Your price depends on roof area, pitch, access, tile condition and how much ridge work is needed. We confirm the figure with a site inspection.

Is roof painting cheaper than a full restoration?

Yes. Painting alone on a single-storey home is listed at $2,425 to $5,800, against $3,875 to $10,650 for a full restoration. The difference is the repair stage. Painting suits a roof that is sound but faded. If the ridges are cracked or tiles are broken, coating over them wastes the paint.

Do solar panels add to the cost of a roof restoration?

They do. Panels must be removed before cleaning and coating and refitted afterwards, and that work is usually done by a licensed electrician. Canstar lists solar removal and reinstall at $700 to $2,000. We build it into the quote up front so there are no surprises on the day.

Why do roof restoration prices vary so much between houses?

Roof area is the biggest factor, followed by pitch and height, which decide whether edge protection is needed. Then comes condition: the number of cracked tiles, how much ridge mortar has failed and whether valleys or flashings are rusted. A tidy single-storey roof and a tired two-storey roof are very different jobs.
